Market Valuation
Market valuations are important for buyers, sellers, lenders, insurers, and other parties involved in the property market to make informed decisions based on the fair and accurate value of a property. It also plays a crucial role in property tax assessments and property investment decisions.
It is important to recognise that a valuation is not a survey and although a Market Valuation will provide an overview of the size, condition and location of the property, it is valuation focused and will not comment further on any defects or other factors that do not materially affect the value of the property.

Buy to Let Market Valuation
A Buy to Let Market Valuation is an assessment of the potential rental income and market value of a property that is being purchased with the intention of renting it out to tenants. Here at Charles Parker Bennett, we can help you calculate and decide on the rent you plan to charge your tenants.
Our valuation considers various factors such as the location, size, condition, and rental demand for the property, as well as comparable rental rates for similar properties in the area.

Retrospective Valuation
A retrospective valuation on a residential property is an assessment of the market value of a property at a specific point in time in the past. Right to Buy Valuation
Is the asking price for your property fair? Remember, a valuation is not a survey. Our Right to Buy valuation will ensure you know as much as you can about the true condition of your building, property or future home before you commit to purchase.
The purpose of a Right to Buy Valuation is to ensure that the tenant pays a fair price for the property, and that the local authority or housing association is compensated for the property at its market value. The valuation considers various factors such as the location, size, condition, and rental demand for the property, as well as comparable sales of similar properties in the local area. The valuation report will provide an estimated market value of the property, which will be used to determine the discount the tenant is entitled to under the Right to Buy scheme.
